Hidden Hills is its own incorporated city and the entrances are staffed. A service van does not get in unless the resident has cleared it with the gate. This sounds obvious and it is still the single most common reason a technician arrives late here, so we ask for it when we book: call the gate and add the name and the company before the appointment window opens. Once that is done the visit runs like any other.
Built-in refrigerator columns, professional ranges, integrated dishwashers behind cabinet panels, wine coolers and second refrigerators in the pantry or the garage. Sub-Zero, Wolf, Viking, Thermador and Miele are the names we see most. These are not big versions of ordinary appliances. The condensers sit behind a grille at the top, the panels come off in a set order or they do not come off at all, and the electronics report real error codes rather than a blinking light.
That is also why repair almost always beats replacement here. The cabinetry is built around the unit. Pulling a column out and putting a different one in is a joinery job before it is an appliance job.
The city is zoned for horses, there are no sidewalks, and a lot of properties have a second refrigerator or freezer in a barn or tack room. Those run in ambient temperatures that no manufacturer rates for, and they are the appliances most likely to fail in August. If you have one, pulling it out and clearing the condenser coil twice a year is the cheapest maintenance in the whole property.
