What breaks in Canoga Park houses

Most of the housing stock west of De Soto went up between the late 1940s and the mid 1960s, and the faults come from the houses more than the brands. Kitchens here have usually been remodeled at least once, so a 2005 slide-in range ends up in a 1955 house with wiring that was never planned around it. Laundry hookups are often in the garage, where the dryer duct runs the long way around. And when a new refrigerator arrives in the kitchen, the old one moves out to that same garage.

Why the garage refrigerator quits in August

Because the condenser is choked and the room around it is hotter than the machine was built for. Both are usually fixable without a technician.

Start with the coil. Pull the unit forward, snap off the lower grille and look underneath. In a kitchen the condenser picks up dust. In a garage it picks up drywall grit, brake dust, lawn clippings and lint, packed into a felt mat between the fins. A coil in that state cannot reject heat fast enough, so the compressor runs longer cycles until it stops shutting off at all. A vacuum with a brush attachment clears it in fifteen minutes.

Then the condenser fan. With the compressor running you should hear and see a small fan turning behind the grille. If the blade is stopped or dragging, the compressor cannot shed its heat and runs without pulling the box down, which is when people describe a unit as running and still warm. Left that way it eventually trips its internal overload and short-cycles.

Then the door seal. Garage slabs are poured with drainage slope, so a refrigerator standing on one is rarely square. Close the door on a dollar bill at four points around the gasket and pull. If the bill slides out with no drag, warm air is leaking in continuously, and on a single evaporator design that leak frosts the evaporator, which shows up as a freezer that still works while the fresh food section does not. Frost building on the back wall of the freezer itself more often points to the defrost system, though a door left ajar ices the same coil.

Garage laundry and the duct run

When the dryer stands in the garage against an exterior wall, the duct leaves the back of the machine, turns, and runs several feet before it reaches outside. Every turn slows the air and every foot of flexible duct holds lint. The symptom is rarely a dead dryer. It is a load that needs two cycles, because moist air is not leaving fast enough for the machine to register a dry load. Pull the duct off once a year and look inside it.

Kitchens that fight new appliances

Refrigerator alcoves in these tracts were framed for the narrower boxes of the day and are routinely too tight for a modern unit. A current French door refrigerator is commonly 35 to 36 inches wide and needs clearance beyond that for the door swing. Wedged in, the doors will not open past ninety degrees and the crisper drawers will not clear the bins. Nothing is broken, but every call on that machine starts with taking the doors off.

Wall oven cutouts are the other one. Openings from that era do not match today's 27 and 30 inch units, so a replacement gets shimmed in, and a shimmed oven with blocked cooling vents runs its control board hot. Boards that live hot fail early, with intermittent faults and often no stored error code, so an oven that will not reach its set temperature is worth working through before anyone orders an element.

One 20 amp circuit for the whole counter

Many of these kitchens still run a single 20 amp small appliance circuit, so a microwave and a countertop oven on it together trip the breaker, and the microwave that went dark gets blamed. Before booking anything, look for a tripped breaker, then press reset on the kitchen GFCI, because that GFCI often feeds the outlet behind the refrigerator or the dishwasher and trips silently. A microwave that lights up, turns its plate and still leaves the food cold is a different fault, and it sits behind a capacitor that holds a charge after the plug is out.

Warner Center and the condo towers

The buildings around Warner Center are a different job. Stacked units in a closet, integrated dishwashers, and building rules about water shut-off that mean the repair has to be planned rather than improvised. We ask about the shut-off before the appointment.

The dishwasher checks worth doing first

Film and grit left on glassware can come from detergent that never fully dissolved, which is likelier when the machine starts its main wash with a tank of cold water. Run the kitchen tap until it comes hot, then start the cycle. That habit alone settles many complaints.

A top rack that stops getting clean is usually the upper spray arm. Unscrew it, hold it to a window and look through the ports, then clear a blocked one with a wooden toothpick, never a needle or paperclip, because widening a port permanently changes the spray pattern. Water standing in the bottom at the end of a cycle is a drain problem rather than a wash problem, and the order to check it in starts with the filter and the air gap, not the pump.

If any machine with a digital display is behaving strangely, unplug it for five minutes first. That clears a latched fault on most control boards, and a real fault comes straight back.

Where to stop

Two boundaries are not homeowner territory. Anything containing refrigerant needs recovery equipment and the technician certification the EPA sets out under Section 608, so a sealed system leak is not a driveway repair. Anything involving gas past cleaning a dirty igniter belongs to a technician, because a burner that lights unevenly can be a valve problem rather than dirt.
